Relining a flue that now vents gas
Where an older masonry flue has been converted to gas, the liner question is about size and condensation. A large flue built for wood carries a small gas flow slowly, the gases cool, and the moisture in them condenses on the flue walls.
Relining with a correctly sized liner fixes both the size and the surface. Repairing individual cracked clay tiles only makes sense where the damage is limited and the flue already suits the appliance.
Repair or reline is decided from a camera look along the flue, not from symptoms in the room.
Brace, rebuild or remove an older Culver City brick stack
An unreinforced chimney that has cracked at the roofline, or leans, needs a structural repair. Earthquake Country Alliance advises staying clear of damaged brick chimneys and not using a fireplace whose chimney is damaged.
Bracing ties the existing stack to the roof framing. Rebuilding replaces the part above the roof and can add reinforcement. Removal takes the chimney down, usually to below the roofline, and suits a house where the fireplace is no longer used.
Removal is not as simple as it sounds. The roof has to be patched, and the remaining chimney and firebox still need closing off properly.
Tell us whether anything has been built on or near the house since the chimney last worked well, and we'll come back to you about which repair applies. A short description, and a photo if you can take one safely, is a good start to an estimate request.
Crown and upper joints on a low, exposed stack
A crown poured flush with the brick, with no overhang, sends water straight down the faces. The California Residential Code expects a masonry chimney cap with a drip edge.
Hairline crown cracks can be sealed; a crown that has broken through is replaced. Eroded joints on the upper courses are repointed after the crown is fixed, so the new mortar is not soaked again straight away.
What drives chimney repair cost in Culver City
The decision taken above sets the scope more than any single defect does.
- 1Extension material, and whether the stack can carry masonry.
- 2Relining versus repairing individual tiles.
- 3Bracing hardware and access to the roof framing.
- 4Roof patching after an extension or removal.
- 5City approvals where the work needs them.
