Why Torrance leaks tend to appear with the first winter storm
Months without rain let small faults grow unnoticed. A hairline crack in a mortar crown opens a little further with each day of sun and cool night, sealant around flashing dries and shrinks, and nothing shows indoors until the weather turns.
Nearer the coast, marine air adds corrosion to the list, so a leak on a west-side chimney is more often a rusted cap or pitted flashing. A missing or rusted cap is simply replaced. Water soaking through sound brick is the one case where a breathable water repellent is the answer, and only after the other sources have been ruled out.
