How the leak is traced before anything is replaced
The search starts indoors: where the stain is, when it appears, and whether it follows every rain or only storms from one direction. If the attic can be reached, it shows whether water is running down the outside of the chimney or coming through the brick.
Outside, the top of the chimney is checked first, because a failed cap or cracked crown explains many leaks on its own. If the source is still unclear, a controlled water test wets one area at a time, starting low and working up, while someone watches inside. It is slower than guessing, and it avoids paying to repair the wrong part.
Why the ocean-facing side of a Long Beach chimney leaks first
Coastal storms tend to bring rain on a wind, and the windward face of a chimney takes most of it. Masonry on that face stays wet longer, its joints erode faster, and any gap in the flashing on that side is tested hardest. In a house near the shore the pattern is usually plain; further inland, with more buildings in the way, it can be less one-sided.
A stain on the landward side of the chimney does not clear the ocean-facing face. Water can travel along framing, or inside the masonry, before it shows.

What the repair involves once the source is known
The fix follows the entry point: a new or properly secured cap; a crown sealed with a flexible coating if the cracks are fine, or rebuilt if it has broken up; open joints repointed; flashing resealed or replaced; or a new chase cover sloped to shed water.
A breathable masonry water repellent reduces how much rain the brick absorbs, but only helps once the other entry points are closed. Applied over a failed crown or flashing, it treats the wrong problem.
Where water has been getting in for a while, what it damaged is part of the job: a rusted damper, stained ceilings and, sometimes, softened framing near the chimney.
What sets the price of a leak repair in Long Beach
A leak with one obvious source costs less to fix than one that has to be hunted down. The estimate also reflects:
